Referencing criteria:

  • Full-time permanent employment
  • No CCJs or adverse credit history
  • Meet affordability criteria
  • All potential applicants over the age of 18 must be referenced.

Once you have chosen a property to rent, you must pay an admin/referencing fee

  • Provide Photo ID
  • Provide proof of current address
  • Provide proof you have the legal right to reside in the UK

Our referencing company Rent4Sure will email you asking to complete the application on-line.


Explanation of our tenancy application fees

We would like to provide clarity of the fees that will become payable when you apply to rent a property we are marketing. We believe you should understand these before you make any decision about a property.

We set out below how our fees are calculated. These will usually cover Referencing and Tenancy Agreement administration. These will be paid in addition to any Rent and Deposit that is due under a Tenancy Agreement.

  • First Applicant - £240
  • Additional applicant - £120 per person
  • Company Let - £270
  • Guarantor (if required) - £110
  • All of the fee’s are inclusive of VAT.

All fees above are non-refundable.

Damage Deposit: one months’ rent plus £100. This is payable 3 days before the commencement of the tenancy along with one months’ rent. The deposit will be registered with the DPS (Deposit Protection Service) .

Pet Deposit:If the Landlord agrees that you are able to keep a pet at the property, a higher damage deposit will be required. 

Additional Fees during the tenancy

  • £60 - Renewal fee (Tenant’s share)
  • £270.00 - Early re-let fee 
  • All of the fee’s are inclusive of VAT.
