Our lettings offices have a comprehensive landlord’s information pack available which covers topics such as tenant selection, legal requirements, rent collection, insurance, fire and safety regulations, termination, deposit administration, lease renewal, property maintenance and dilapidations. In addition, it clearly explains in detail the various services that we are able to offer with associated charges.

Summary of Services Provided

Full Management Service
Being a landlord can be a time consuming and stressful business. This service will suit landlords who would prefer a third party to entirely deal with the letting and full management of their property and deal with all tenant queries and end of tenancy/deposit issues.
Let Only/Tenant Find Service
This service will suit landlords who prefer to manage the property but require the tenancy to be set up correctly and the property marketed to ensure maximum tenant enquiry.
 
Landlord Fees:
Fully Managed
Set up Fee - 50% + Vat (60%) of first months rent. Minimum fee £550 + Vat (£660)

  • Agree the market rent and find a tenant in accordance with the landlord instructions.
  • Carry out accompanied viewings
  • Market the property and advertise on relevant portals.
  • Erect board outside property.
  • Carry out inventory and schedule of condition of property
  • Deposit registration
  • Carry out quarterly inspections
  • Organise repairs
  • Deal with end of tenancy inspection and deposit


Standard Management fee - 13.2% incl. VAT of the monthly rental
Tenant/Guarantor application fee - included within set up fee.
Renewal Fee  - £60.00 incl. VAT
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Preparation of annual rental statement for tax returns (TMA) - £102.00 incl. VAT
Redirection of mail overseas - Cost of postage
Faxes and Overseas Telephone calls - Telephone Costs
For obtaining a second and any subsequent estimates - £12.00 incl VAT 
for substantial works to be carried out at the property         
                                                                                                            
We reserve the right to charge 10% + Vat of repair/refurbishment work instructed with 
the Landlords authority for sums over £500 – such as in connection with insurance
claims                              
For each duplicate statement supplied - £9.00 incl. VAT
For any additional visits/inspections to the property
Eg: Insurance purposes, at Landlords request - £24.00 incl. VAT

Set up Fee - 72% inc VAT of 1st months’ rent (Minimum let only fee of £660.00 incl. VAT)
Tenant/Guarantor application fee - £120 incl.VAT per applicant

Duplication & Testing of extra keys - Cost of key + £12.00 incl. VAT
